Find A Property report published
Friday, 17 April 2009 16:52

The Find A Property rental index published in March suggests that the over supply in the rental market is now starting to dry out. Nation wide, instructions for new property To Let rose by a staggering 164% year-on-year to January, leaving the rental market drowning in too much property and tenants literally spolit for choice.

Figures for March suggest that the market is now stabilising. For the full report click on the link here

Important Announcement regarding Rental Guarantee Insurance
Thursday, 22 January 2009 10:32

We are pleased to announce that Let Insurance Services (LIS), our specialist Landlord & Tenants insurance providers, have relaxed their criteria for rental guarantees. We are now able to offer Rental Gaurantees on all properties, regardless of when the tenancy started.

This is great news for landlords as traditionally Rental Gaurantees had not been possible until the start of a new tenancy.

As with any insurance product, certain criteria need to be met, but we are confident that in 95% of tenancies this insurance will be available if clients wish to proceed. The only extra stipulation being placed upon the policies is that the landlord is not able to make a claim, if the reason for the claim arises, within 90 days of the policy being taken out.

We have put together a short document to give you more information about Rental Guarantees.

If you would like to discuss the criteria and whether your tenancy is eligible, please call your Property Manager or This e-mail address is being protected from spambots. You need JavaScript enabled to view it .

Energy Performance Matters!
Saturday, 09 August 2008 09:18

With the launch of EPC's now only weeks away, results of research from the Energy Efficiency Partnership for Homes' Private Rented Sector Group have been released. Conducted by the Oxford Research Agency, the research was carried into into tenants' attitudes towards energy efficiency and any current ways in which they attempt to minimise their energy consumption.

Researchers found that nearly nine out of ten (85%) private tenants are concerned over increases in domestic energy costs, while 42% claim to be very concerned.

Underlining the growing importance of energy efficiency in the tenant's search for a property, the research showed that when it came to choosing a rental property, estimated energy bills were considered a major factor, rated just behind key aspects such as location, rental cost and type of property.

Mark Brown, Director of the Partnership comments on the rising importance of energy efficiency within the private rented sector:

"With the upcoming introduction of mandatory EPCs for all rented properties this October, it was important for us to investigate the current attitudes of private sector tenants in England and Wales.  We all know that utility bills are increasing but this research shows the real impact this is now having on this sector, people are actually making decisions based on the need to reduce their outgoings and energy efficiency is clearly a significant factor."

Lettings direct.co.uk will be producing EPC's for all properties marketed from September and we will contact landlords with practical improvement recommendations where neccessary. Whilst the EPC's are already being dismissed by some sections of the press, it stands to reason that once tenants get used to seeing EPC bar charts they will start to be more selective about their next home.

Energy Performance Certificates
Wednesday, 18 June 2008 00:34

As some clients may be aware, there’s yet more legislation for landlords later this year with the introduction of Energy Performance Certificates. (EPC’s)

Introduced as part of the Energy Performance for Buildings Directive, EPC’s will be compulsory for all properties rented after 1st October 2008.

The Energy Performance Certificate will look rather like the labels you see on Fridges and Washing Machines and give you a guide to how energy efficient something is.

lettings_direct_epc_barchart.jpg

It should be noted that EPC’s are NOT REQUIRED for properties that are already let, it purely relates to property let after October 1st.

To enable us to be prepared for the introduction of EPC’s we will be getting all property advertised at September 1st assessed. As I write, we have yet to finalise a standard price but this will be confirmed to you pre September 1st and will be billed to you as normal with your property statement in the same way as a Gas Safety Certificate. The EPC will then not be required to be re-tested for 10 years unless the property is altered substantially.

Find out more about EPC’s at http://campaigns.direct.gov.uk/epc/
